Watergate Board Meetings

Meeting notices, agendas, board materials and minutes for upcoming and past board meetings are posted on the homeowner-accessible Board Minutes & Homeowner Documents page of this website as they become available. 

Homeowners are welcome and encouraged to attend all board meetings.  If you have a problem or concern but are not able to attend a board meeting, please send an email describing the matter to the property manager and/or the board.  Convenient email links are provided on the home page of this website.

The Duncan Branch of the Alexandria Library is located approximately two miles from Watergate of Alexandria at 2501 Commonwealth Avenue, Alexandria, Virginia 22301.

November 2017 Board Meeting

The board plans to hold a meeting on Wednesday, November 29, 2017, starting at 6:30 p.m., at the Duncan Branch of the Alexandria Library, located approximately two miles from Watergate at 2501 Commonwealth Avenue in the Del Ray neighborhood of Alexandria.  Free on- and off-street parking is readily available around the library.  All meeting documents are promptly posted to the Board Minutes & Homeowner Documents page of this website as they become available.  This will be the last meeting to be held in 2017.  No meeting will be held in December 2017.  The next meeting will be scheduled for January 2018.

October 2017 Board Meeting

The board plans to hold its next meeting on Wednesday, October 25, 2017, starting at 6:30 p.m., at the Duncan Branch of the Alexandria Library, located approximately two miles from Watergate at 2501 Commonwealth Avenue in the Del Ray neighborhood of Alexandria.  Free on- and off-street parking is readily available around the library.  All meeting documents are promptly posted to the Board Minutes & Homeowner Documents page of this website as they become available.

At this meeting, the board intends to re-consider several long-standing community-wide design guidelines established by previous boards, which generally prohibit: (1) digital front door locks, (2) mail boxes hanging from railings, and (3) lattice work attached to back wrought iron fences that is intended to enhance patio privacy.  As the board has previously advised homeowners, none of the current members have a principled objection to ending the prohibitions on any of these and possibly other related items.

September 2017 Board Meeting

Immediately after the conclusion of this year's annual homeowners meeting on September 13, 2017, the board held a regularly scheduled meeting at which it elected the following officers for the upcoming year:  Brian Lam-President, Jim Blum-Vice President, Pierre-Yves Laporte-Treasurer, Helen Costas-Secretary, Stephanie Eberhardt-Member-at-Large.  The board also discussed and took action on a number of homeowner issues and reviewed the status of several major projects.  The minutes of the meeting will be posted to the Board Minutes & Homeowner Documents page of this website when they become available.

2017 Annual Homeowners Meeting

The association held its annual homeowners meeting on September 13, 2017.  At the meeting, Helen Costas was re-elected to a second consecutive three-year term to the board.  The members of the board provided an update on the state of the association and the status of major projects at and around Watergate.  The homeowners in attendance also raised a number of issues of concern to them.  Draft minutes of the annual meeting, which will be considered and approved at the next annual meeting to be held in September 2018, have been posted to the Board Minutes & Homeowner Documents page of the association's website.

August 2017 Board Meeting

The board held a regularly scheduled meeting on August 16, 2017.  The meeting focused on homeowner concerns and major projects.  The minutes of the meeting, which have been posted to the Board Minutes & Homeowner Documents page of this website, provide further details.

July 2017 Board Meeting and Annual Budget Forum

The board held its annual budget forum followed by a regularly scheduled meeting on July 24, 2017.  The board received no comments or questions regarding its proposed budget for FY 2018, the upcoming fiscal year that begins October 1, 2017 and ends September 30, 2018, and adopted the proposed budget as its final budget without any changes.  The board also addressed a large number of homeowner matters, reviewed the status of major projects, and discussed several policy issues.  The minutes of the meeting have been posted to the Board Minutes & Homeowner Documents page of this website.

June 2017 Board Meeting

The board held a regularly scheduled meeting on June 14, 2017.  At the meeting, the board discussed a second draft of the FY 2018 budget for the association's fiscal year commencing October 1, 2017, which will be mailed to all homeowners on or about June 21, 2017.  The board also addressed a number of homeowner and vendor issues, including a change in pest management companies and a prospective change in plumbing companies.  The Grounds Committee and Social Committee both provided updates on their recent and upcoming activities and events.

May 2017 Board Meeting

The board held a regularly scheduled meeting on May 1, 2017.  At the meeting, the board reviewed, discussed and marked-up an initial draft of the FY 2018 budget for the association's fiscal year commencing October 1, 2017.  The Grounds Committee and Social Committee both provided updates on their current and planned activities and events.

April 2017 Board Meeting

The board held a regularly scheduled meeting on April 3, 2017.  At the meeting, the board approved a new trash and recycling contract with Garvin & Sons, a company based in Alexandria's west end, for trash collection three days each week (Mondays, Wednesdays and Fridays) and recycling collection one day each week (Thursdays) starting on May 1, 2017.  The board also approved the Grounds Committee's proposal to replace all the plantings that were damaged or displaced when the brick retaining wall along the walkway near the fishpond was rebuilt last fall.  Finally, the board reviewed additional work that Triple State Plumbing needs to complete in the North Royal Street garage.  The board did not hold a meeting in March.

February 2017 Board Meeting

The board held a regularly scheduled meeting on February 22, 2017.  Prior to the start of the meeting, staff members from the City of Alexandria provided an update to Watergate of Alexandria and Canal Place on the status of a proposed Green Infrastructure Demonstration Project Along Second Street, which is detailed on the Neighborhood Development page of this website.  If you are a Watergate homeowner, click here to see a copy of the city's presentation on this project.  At its meeting, the board addressed several routine maintenance matters, and tentatively approved several contracts (repair of a white wooden fence, replace damaged window and door shutters, annual tree maintenance, and new trash and recycling vendor).

January 2017 Board Meeting

The board held a regularly scheduled meeting on January 25, 2017.  During the meeting's first hour, the board conversed with Ken Ingram, Watergate’s long-serving attorney, about a number of current matters and general legal developments that may affect the association.  During the second hour, the board approved several routine covenant waivers relating to replacement doors and windows, discussed recent and upcoming infrastructure projects, addressed specific concerns raised by individual homeowners, and reviewed Watergate's fiscal year-to-date financial statements for the three-month period ended December 31, 2016.

December 2016 Board Meeting

The board held a regularly scheduled meeting on December 14, 2016.  At the meeting, the board renewed its property, casualty and liability insurance policies and janitorial and snow-removal contracts for 2017; reviewed all contractor work to close-out 2016; began scheduling major infrastructure and maintenance projects for 2017; addressed pending homeowner requests and problems; discussed the ongoing audit of the association's financial statements for FY2016; and reviewed the association's year-to-date financial statements for FY2017.  All meeting documents are promptly posted to the Board Minutes & Homeowner Documents page of this website.  The board did not hold a meeting in November.

October 2016 Board Meeting

The board held a regularly scheduled meeting on October 19, 2016.  At the meeting, the board discussed Watergate's current and upcoming major projects (gutter and downspout replacement, exterior painting, fish pond area retaining wall reconstruction, waste water pipe maintenance in the North Royal Street garage, storm water pipe repairs in the North Pitt Street garage, and window and door shutter replacement), addressed outstanding homeowner and general infrastructure problems, considered two policy issues (garage towing and outdoor signage), approved a covenants waiver request (new front door), and reviewed the association's financial statements for the calendar month and fiscal year ending on September 30, 2016.

October Meeting With City Staff

On October 17, 2016, several members of the board met with staff from Alexandria's Department of Project Implementation at an open public meeting held at City Hall to discuss a demonstration project that they are currently planning under the city's Green Infrastructure Initiative to better manage storm water run-off along Second Street near Watergate.  The Neighborhood Develoment page of this website provides details of the meeting and the proposed project, together with copies of the notice of the meeting and the materials presented at the meeting.
